CASE STUDY #2

SEPTEMBER 2015 - august 2016 - 880 grinnell st FALL RIVER, MA 02721

This three family home in Fall River, MA had been vacant for a number of years before we acquired it in September of 2015.  At some point in its history it had been owned by a family who took a lot of pride in it.  Over the years, the home fell into disrepair.  The first time I saw it, I knew that the potential in this place was limitless and was chomping at the bit to tackle the project.  Here are some “before” photos to give you an idea of what we were up against.  


Case study #1

October 2015 - 219 Purchase St Fall River, MA 02720

This first floor apartment in a building we manage was in dire need of a refresh.  The landlord had a limited budget and we felt that smart updates would increase the income enough to offset the cost.  We decided that a full paint job, new windows, new outlets and light switches and a thorough cleaning would do the trick.

We chose Perfect Taupe by Behr for the wall color; a little on the darker side but the light floors, huge room size and bright white trim made it pop.  For the trim and cabinets, we went with a "pure white."  The windows - we went with a dual pane 6 over 6 replacement window from Fairhaven Lumber - North East Windows are the brand - I believe.  6 over 6 windows matched the style of the building which still has what I believe to be the original single pane windows.

The Bottom line:

We came in 20% under budget on the repair work and the rent will increase 27%.
