Talk to your accountant and have these answers ready before you begin:

  4. What is the depreciable basis for the building (not land)?
  5. How many years have you owned it?
  6. What is your annual depreciation amount?
  7. Am I subject to NIIT (Net Investment Income Tax)?
  8. What is my federal capital gains bracket (0%, 15%, or 20%)?
